Finding accommodation is an important step before you start your trip to Trier. The earlier you start looking, the better your chances of finding the right place to stay. The housing market in Trier can be a bit of a challenge, especially before the start of the semester, when it is not easy to find accommodation. However, the housing market usually calms down soon after that. Please note that you will receive a Germany semester ticket for free use of buses, so you can also look for accommodation in the (usually cheaper) outskirts of the city.
IMPORTANT: Please note these special features of the German housing market:
• Most rooms/flats on the private housing market are unfurnished (unlike the student residences at Trier University and some privately run student residences). Some accommodation offers do not include a kitchen. It is advisable to clarify this before moving in.
• Rent on the private housing market does not include utilities such as water, electricity or gas, and additional estate agent fees may apply when searching on the private housing market.
• Some landlords require a guarantor or a credit check when moving in. This is not possible for most international students, as they have not yet lived in Germany. In this case, proof of a blocked account can be offered as an alternative.
• In Germany, both private flats and dormitory rooms always have a cancellation notice period. This is usually specified in the contract and is typically around three months. It is not possible to move out early, so make sure you adhere to the notice period.

Even if you prefer to live alone, you should not rule out other options such as shared flats.
Look outside Trier too!
It is often difficult to find accommodation within the city itself. However, surrounding areas such as Konz, Schweich, Pluwig and Gusterath are easily accessible by public transport.

Do not just focus on the place you like best. Apply for several places at once!
Do not give up!
Even if your first applications were unsuccessful, don't be discouraged! Be patient and keep at it!
Student Dormitories of the Studierendenwerk Trier
Overview of the Dormitories
The Studierendenwerk Trier (also known as Studiwerk Trier) aims to make life easier for students at Trier's universities. Its tasks therefore include creating, providing and arranging accommodation for students. Studiwerk Trier maintains a number of student residences. The Tarforst, Enercase and Petrisberg residential complexes are located close to the university. The Martinskloster and Haus am Baum residential complexes are located near the university.
The Studierendenwerk manages single rooms, single apartments, single apartments with children's rooms, double apartments (duplicates) and small flats. All accommodation units offer:
- Furniture in all rooms
- Free internet access with 210 gigabytes per month in all rooms (increase possible)
- Affordable rent including all utilities
- Bicycle and car parking spaces
- Residential complexes near the university, with good access to the city of Trier (max. 15 minutes by bus)
- Direct bus connections with stops in front of the residential complexes (free travel with the Germany semester ticket)
- A caretaker service with daily office hours
- Support from the hall of residence administration in the student house directly on the university campus
- Washing machine and drying rooms
Especially at the beginning of your studies, it is often difficult to settle into a new city. The diverse social opportunities offered by a residential complex can help you get started.

To recognise a scam, use your common sense and the information we provide. Please remember that students who are urgently looking for accommodation can unfortunately become targets for scammers. Even if you are urgently looking for accommodation, always think twice before signing anything or paying anything!
If an offer is ‘too good to be true’, then it probably is!
• A landlord will not lower the rent for a flat to ‘help you out’!
• Just because a landlord sends you a scan of their passport does not mean it is genuine – passport scans are widely available on the internet!
• You should think twice about flat offers in English (unless the advertisement is bilingual): why would a landlord in Germany only publish an offer in English?
Is the rent for this type of flat realistic?
• A room in a shared flat costs on average: 300–450€.
• A one-room flat/studio costs 350–500€.
• Furnished accommodation is more expensive than unfurnished.
What advance payments are required?
• It is common to pay a deposit before moving in. If you are unsure, please ask us.
• For female students: There are fraudsters who ask for photos of you that go beyond a normal ID photo. Do not send any photos; this is not customary in Germany.
• Viewing fees are likely to be a scam. You should never pay just to view a flat.
• Some halls of residence require one month's rent to be paid in advance, but private landlords do not usually do this.
• If you are trying to rent a flat from a private individual from abroad, try to arrange a video call with the owner to check that they are a real person.
Are there any contradictions in the offer?
• Check the location on maps.
• Do the pictures match the description and location on maps?
• Are there any inconsistencies in the description?
• Enter the name and email address of a potential landlord into a search engine and look at the results. Does this person exist in our city? You may find a landlord who offers properties in different cities across the UK (a bad sign!).
• ‘I am the landlord, but I currently live abroad and therefore cannot show you the flat...’ is a common sign of spam these days.
Is the description realistic?
• Parking spaces are limited and usually involve additional costs.
• German flats do not usually have air conditioning.
• German flats are usually unfurnished, so furnished flats should be more expensive.
• Rental contracts usually have a longer term (years), so monthly cancellation options are usually only available for holiday apartments.
• Does the room look like a real flat or more like pictures from an IKEA catalogue?

How to find a flat share in Germany

What is the process for finding and moving into a shared flat?
1. Select the criteria for your flat share search: - Shared flat, all-female or all-male? - How big should the room be? - Furnished, partly furnished or unfurnished? - In which area should it be situated? - How much can you realistically afford?
2. Contact the person offering the flat share. Remember that there is a shortage of affordable housing, so landlords and future flatmates have plenty of candidates to choose from. It is not recommended to simply apply by saying that you are desperate and that they must help you. While you may be desperately searching for housing, your future flatmates are looking for someone to share their lives with, not someone in need of help. Write a personal introduction text including the following:
- General information: name, age, studies/work, whether you already live in Trier or are moving there from elsewhere.
- What you like to do (hobbies, weekly activities, travelling, etc.).
- How you would describe yourself (character, social life, etc.).
- Whether you have ever lived in a WG.
- What is important to you when it comes to living together.
Pro tip: Refer to information from the flat advertisement and show interest in the WG activity described (e.g. cooking together, going out or having parties). If they are looking for a flatmate to socialise with and potentially become friends, adapt your application accordingly. If they are only looking for someone to share costs with (often called a 'Zweck-WG'), phrase your application accordingly.
3. Apply for several shared flats to increase your chances.
4. During the shared flat interview/first meeting:
- Be friendly and open.
- Be aware that you may be asked to attend a group interview with several other candidates.
- Answer the flatmates' questions and ask about life in the flat.
- Pay attention to any obvious problems in the flat (e.g. is it clean?).
- Let the potential future flatmates know promptly whether you are seriously interested.
5. If you are accepted, arrange an appointment to sign the rental agreement and collect the keys, and clarify any other details – then move in!
